Buildium integration
Buildium without API access
Sign in with your Buildium login instead of API keys. Your password is used once to sign in and is never stored.
Buildium texted a code to the phone on this account. Enter it:
Buildium emailed you a sign-in link. Copy the link from the email (don't click it) and paste it here:

We emailed you a 6-digit code. Enter it to turn on two-step sign-in.
Save these recovery codes. Each works once if you lose your phone or email. They won't be shown again.

Help — how to use LTB Compliance

Step-by-step, using the exact button names you see in the app. Stuck? Email support.

1. Getting started (one-time setup)
  1. Open Settings and connect your property software (Buildium): paste the Client ID and Client Secret from your Buildium API settings, then press Save & Sync.
  2. Wait for the sync to finish — your properties, units, leases, tenants and arrears balances appear on the Dashboard.
  3. Still in Settings, complete the Landlord profile: legal name, address, representative. This exact text is printed on every notice — check it carefully.
  4. Balances re-sync automatically every night. You can re-run a sync from Settings any time.
No Buildium? You can still generate notices — enter amounts and dates manually on the Generate tab.
2. Generating a notice
  1. Open Generate and pick the notice type from the dropdown. The fields for that form appear (dates, reasons, amounts).
  2. Select the lease(s) with the checkboxes. For rent increases, confirm the per-lease New Rent (a % pre-fills it).
  3. Tick every item in the Compliance checklist. The Generate button stays disabled until you do.
  4. Press Generate selected, then download the PDFs from the results or the Notices tab.
Why the checklist can't be skipped: each item is a statutory requirement — an N4 with a late fee in it, or a wrong tenant name, is void at the Board. Your confirmations are stored with the notice (who, what, when) as evidence of diligence.
Why a date gets rejected: each form has a legal minimum notice period (N1/N2/N3: 90 days · N5: 20 · N6/N7: 10 · N8: 28 · N12: 60 · N13: 120). A shorter period voids the notice, so the app refuses to create it.
Why the N4 amount may differ from Buildium's balance: only rent-ledger charges count — late fees, NSF and other charges are excluded automatically because including them voids the N4.
3. Serving a notice
  1. On Notices, press Serve on the notice.
  2. Tick the pre-service checklist (permitted method, copy retained, certificate of service, deemed-service delay).
  3. Recommended for hand / mail-slot / door delivery: add a proof-of-service photo — photograph the notice at the delivery location, never people. On a phone this opens your camera. Take it at the door and upload right away: the server timestamp is your evidence.
  4. Serving by email? Only valid with the tenant's written consent. On Generate, each lease shows an Email svc chip — click it to manage consent per tenant: download each tenant's form, then upload the signed copy. Email service unlocks only once every tenant on the lease has consented (that's the law, not a bug).
  5. Choose the method and press Serve. The status flips to SERVED, a certificate of service is recorded, and a confirm-service task is completed.
  6. Forgot the photo? Served notices show a 📷 Photo button — it attaches to the service record afterwards (weaker evidence than at-the-door, but better than none).
Service by mail adds 5 days before the notice is considered received — the deadline math accounts for this.
4. Deadlines & tasks
  • Every notice creates workflow tasks (confirm service, review payment, file at the LTB) with due dates — see the Tasks tab.
  • Each morning at 8, owners and admins get one email listing notices with deadlines in the next 3 days and overdue tasks. No email = nothing needs you.
  • For an N4: if the tenant pays in full before the termination date, the notice is void by design — cancel it and move on. If not, the task tells you when the L1 can be filed.
5. Bill 60 — what happens when rules change
  • Bill 60 changes (7-day N4, N12 compensation waiver, 15-day review window, L1 counter-claim limits) are law but not in force until proclaimed.
  • We watch for proclamations. The day one lands: templates and date math flip automatically, and you get a plain-English email explaining exactly what changed.
  • You never need to guess which rule applies — the app always drafts under the rules in force today.
6. Two-step sign-in (optional)

Adds a code check after your password, so a stolen password alone can't open your account. It's per person — each user turns it on for their own login.

  1. Open Settings and find Two-step sign-in.
  2. Choose Use an authenticator app (recommended) or Email me a code.
    • Authenticator app: scan the QR code with Google Authenticator, Authy, 1Password or similar. Can't scan? Type the key shown under it.
    • Email code: we send a 6-digit code to your login email.
  3. Enter the 6-digit code and press Turn on.
  4. Save the recovery codes shown next. They appear only once. Each works one time if you lose your phone or can't get email.
Signing in: enter your email and password, then the code. Email codes expire after 10 minutes — use Resend code if needed. Or enter a recovery code instead.
Too many wrong codes locks the second step for 15 minutes.
Resetting your password still asks for the code afterwards.
Turning it off: in Settings, enter your password and a current code (or a recovery code), then press Turn off. To switch method, turn it off and set it up again.
FAQ

I lost my phone and my recovery codes.
Email support from your account email and we'll reset two-step sign-in for you after confirming it's you.

The app won't let me generate a notice — is it broken?
Almost always it's protecting you: an unticked checklist item, a date under the statutory minimum, or an N4 with no rent arrears. The error message says which. If you believe the data is wrong, re-sync in Settings first.

The arrears figure looks lower than what the tenant owes.
Correct — it's the rent-only figure. Late fees and NSF charges can't go on an N4. You can still pursue them separately (e.g. small claims), just never on this form.

Can I edit a generated notice?
No — generate a fresh one with corrected inputs and discard the old. A hand-edited notice loses the audit trail that makes it defensible.

Who sees what?
Everyone in your organization sees the same portfolio. Owners/admins get the morning deadline email and can invite team members in Settings.

Is this legal advice?
No. LTB Compliance is workflow software. For strategy on a specific tenancy — especially N12s, N13s, or anything heading to a hearing — talk to a licensed paralegal or lawyer. Rule pages with the current law for every form: ltbcompliance.ca/rules/n4 (and /n1 … /n14).
